Portford Homes' Ingleton Mews selling quickly

Almost 70% of the properties at Portford Homes' Ingleton Mews development in Barnsley have now been sold, with homes in the final phase now ready to move in to.

Only 7 properties now remain, that range from three and four-bedroom townhouses and detached homes.

And now to mark the success of its Home Exchange service that has been instrumental in getting Barnsley buyers moving, Portford has released its 'Top Five Tips' on how to make the most of the part-exchange process.

Sales and Marketing Director David Mackintosh explains why part-exchange is so popular: "The main advantage to part-exchange is that Portford is a cash buyer. Purchasers find comfort knowing there's no risk of a collapse in the chain - simply because there is no chain."

"A home-exchange purchase is a quicker way to move into a new home. We try to make an offer within 7 days and ideally aim to complete within 6 weeks. Plus there are no estate agent's fees to pay which typically saves our customers upwards of 1.5 per cent, plus VAT of the sale price."

Portford Homes' 'Top Five Tips' on how to make the most of the home-exchange process are:

TIP ONE: Pick Out the New Home of Your Dreams

"You should have a firm idea about the kind home you're looking for, so find out when the property will be ready for release and when could you move in. Furthermore one of the main advantages of home-exchange is that you can secure your preferred plot and feel assured that it will not be offered to another buyer."

TIP TWO: Do Your Sums - Research Your Eligibility

'All properties will be considered, subject to criteria. Two independent valuations will be carried out by local estate agents, with a fair offer put forward for your current home.

TIP THREE: Be Prepared - A Stitch in Time Saves Nine

"Ensure you have all the relevant documentation to hand. By having papers ready, such as building regulations and approvals, planning permission documentation and any guarantees for windows etc, you can bypass the need for the housebuilder's solicitor to request it from the your solicitor - which all helps toward a swift part-exchange."

TIP FOUR: Save Time and Money - Use the Housebuilder's Nominated Solicitor

"For a speedy exchange, make use of the housebuilder's nominated solicitors. The nominated solicitors will have detailed knowledge of the development and will already have answered similar questions for previous purchasers which will cut down on the amount of research to be conducted."

TIP FIVE: Make First Impressions Count: Present Your Home Well

"What ever route you choose to sell you home be it through home-exchange or with an estate agent, it is crucial that you present it well. By presenting your home at its best and preparing for the valuations you will be rewarded with a better offer."

Prices at Ingleton Mews start from £169,950. For more information about Home Exchange at Ingleton Mews call Portford Homes (open daily 10am to 5pm) on 01226 299815 or log onto www.portford.co.uk.
